My name is Jackson Barnes, and my father, Billy, and I have been in real estate for over 25 years(well I’m 31 and did my first deal at 14). We focus on buying, subdividing, and selling land through contract-for-deed terms. Our deals range from affordable 1-acre RV lots to premium 5-acre parcels developed for high-end homes near metro areas. With 1,000+ Transactions completed(have done JV, Flip, auction, minor-developments, bought entire city blocks in rough area's(my dad))
Our experience allows us to handle every aspect of the process—from adding utilities and zoning improvements to selling properties—creating value for both buyers and investors.
Our Focus & Your Opportunity
In addition to our real estate ventures, I run Naked Wood Works, an e-commerce business that has generated over $30 million in sales. After a fire in December 2023, I’ve shifted my focus to scaling our real estate projects, but to go any faster, I will need funding. So now, I’m offering two investment opportunities:
Buy Notes or Contracts for Deeds We specialize in 10% APR notes that, after a discount, offer investors at 15-20% CoC (cash-on-cash) return AKA Yield. Right now, we have about $2 million in notes available for sale. For investments over $100,000, I can create a custom portfolio offering roughly an 18% yield.
For example:
A $50,000 investment generates $700/month or $8,400/year, which is a 16.8% yield over a 14-year note. Year 5: $42,000 Year 10: $84,000 Year 14: $117,600 Total ROI = 235.2%
This is a pretty standard “fresh/new” note for us. The longer the Grantee(person buying from us) pays the better the CoC/yield - to which we hold most of the really old stuff.
Partner with Us in a Joint Venture
For those looking to partner with us in a joint venture, we offer the chance to invest through an LLC. This option is for those who are in it for the “long haul” We handle everything, and what tends to happen on a project is if every place were to pay out, (no one defaulting) we would end up in the 250-300% ROI over 12-14 years…(that never happens - we will resell some on a decent size project, but you have to price to the moon to not sell within a couple of weeks) so we would be looking at 300-500% ROI(probably more) over 12-14 years(probably more, due to default/resell). The investment would be tied up for up with you getting consistent payments over 5 years, with a likely 5-year break-even point. We're not looking for quick flips unless you have experience selling notes. Instead, the goal is to build long-term value through land development, holding onto properties for sustainable growth. This partnership gives you a hands-on approach while we manage the full lifecycle of the deal, from acquisition to final payoff. I will handle payments on these as well, providing a login to a web portal showing the note status after buy/sell.
